Dynamics: Strong Average Rental Rate Growth
Rental affordability, measured as a percentage of personal income, in each of Toronto,
Ottawa, Calgary and Edmonton has broadly remained in line in the face of rising rents. Rents in Calgary and
Edmonton have been recovering since 2016 and are forecast to continue to rise, while Toronto and Ottawa
continue to see strong annual rental growth, driven by low vacancy, continued urbanization, favourable
demographic trends and strong economic conditions.
